Here is some advice from The Trump Blog, posted last October,

"Listen up to what I am about to say...the real estate market is not dead. That being said, there has been a major correction to many of our nations markets but that is just the way that cycles work. The question becomes: Do you want to take advantage of the buying opportunities or sit on the sideline and wait for prices to head back up?

Investors who are flush with cash are making huge buys right now and picking up some great deals. They recognize good deals when they see them and aren’t being frightened by the liberal media’s scare tactics. Whether you are a small fish or a big fish, I would encourage you to meet with a commercial and/or residential lender to see what programs you may qualify for. Identify this and then start shopping for some great properties at distressed prices. I have personally seen some properties going for 30-40 cents on the dollar.

Updated: May 15, 2009

CDC’s Travel Health Warning recommending against non-essential travel to Mexico, in effect since April 27, 2009, has now been downgraded to a Travel Health Precaution for Mexico.

Current Situation
CDC has been monitoring the ongoing outbreak of novel H1N1 flu in Mexico and, with the assistance of the Mexican authorities, has obtained a more complete picture of the outbreak. There is evidence that the Mexican outbreak is slowing down in many cities though not all. In addition, the United States and other countries are now seeing increasing numbers of cases not associated with travel to Mexico. Finally, the risk of severe disease from novel H1N1 virus infection now appears to be less than originally thought.

CDC Recommendations
At this time, CDC has removed its recommendation that U.S. travelers avoid travel to Mexico.

CDC continues to recommend that travelers visiting Mexico take steps to protect themselves from getting novel H1N1 flu.

CDC recommends that travelers at high risk for complications from any form of influenza discuss with their physicians the risks and benefits of travel in the context of their planned itinerary to Mexico, and may want to consider postponing travel. Travelers at high risk for complications include:

Children less than 5 years old
Persons aged 65 years or older
Children and adolescents (less than 18 years) who are receiving long-term aspirin therapy and who might be at risk for experiencing Reye syndrome after influenza virus infection
Pregnant women
Adults and children who have chronic pulmonary, cardiovascular, hepatic, hematological, neurologic, neuromuscular, or metabolic disorders
Adults and children who have immunosuppression (including immunosuppression caused by medications or by HIV)
Residents of nursing homes and other chronic-care facilities
If you travel to an area that has reported cases of novel H1N1 flu:

Be aware that Mexico is checking all exiting airline passengers for signs of novel H1N1 flu. Exit screening may cause significant delays at airports.
Prepare for your trip
For all travelers, CDC recommends the following steps to help you stay healthy:

Be sure you are up to date with all your routine vaccinations, including a seasonal influenza vaccine. The seasonal vaccine is not expected to offer protection against novel H1N1 flu, but it can protect against seasonal flu which may still be circulating in Mexico, the tropics and the Southern Hemisphere.
Pack a travel health kit that contains basic first aid and medical supplies. See Pack Smart in Your Survival Guide to Safe and Healthy Travel for a list of what to include in your travel health kit.
Identify the health-care resources in the area(s) you will be visiting.
Check if your health insurance plan will cover you abroad. CDC recommends purchasing additional insurance that covers medical evacuation in case you become sick. For more information, see Medical Information for Americans Traveling Abroad from the U.S. Department of State.
Remember that U.S. embassies, consulates and military facilities do not have the legal authority, capability, and resources to evacuate or to give medications, vaccines or medical care to private U.S. citizens overseas.
During your visit
Monitor the local situation
Pay attention to announcements from the local government.
Follow local public health guidelines, including any movement restrictions and prevention recommendations.
Practice healthy habits to help stop the spread of novel H1N1 flu.

Wash your hands often with soap and water. This removes germs from your skin and helps prevent diseases from spreading.
Use waterless alcohol-based hand gels when soap is not available and hands are not visibly dirty.
Cover your mouth and nose with a tissue when you cough or sneeze and put your used tissue in a wastebasket.
Wash your hands after coughing or sneezing, using soap and water or an alcohol-based hand cleaner when soap and water are not available.
Avoid touching your eyes, nose, or mouth. Germs spread that way.
Avoid close contact with sick people (> 6 feet). Influenza is thought to spread mainly person-to-person through coughing or sneezing of infected people.
It is important to follow the advice of local health and government authorities. You may be asked to restrict your movement and stay in your home or hotel to contain the spread of novel H1N1 flu.
What to do if you feel sick during travel
If you have severe illness or you are at high risk for flu complications, contact a health-care provider or seek medical care. A health-care provider will determine whether flu testing or treatment is needed.
If you need to find local medical care, a U.S. consular officer can help you locate medical services and will inform your family or friends in the United States of your illness. To contact the U.S. embassy or consulate in the country where you are visiting, call the Overseas Citizens Services at:
1-888-407-4747 if calling from the U.S. or Canada,
00 1 202-501-4444 if calling from overseas, or
Find your local U.S. Embassy at Websites of U.S. Embassies, Consulates, and Diplomatic Missions.
Persons with influenza-like illness (such as fever with either cough or sore throat) should be advised to avoid further travel for 7 days after the onset of illness or at least 24 hours after symptoms have resolved, whichever is longer. This is to keep from infecting others and spreading the virus further.
Cover your nose and mouth with a tissue when you cough or sneeze. Throw the tissue in the trash after you use it.
Wash your hands often with soap and water, especially after you cough or sneeze. Alcohol-based hand cleaners are also effective.
Avoid touching your eyes, nose or mouth. Germs spread this way.

Closely monitor your health for 7 days.

Status of Entry and Exit Screening in the United States and Mexico
Mexico Exit Screening
Novel H1N1 flu screening has been instituted at airports and land borders for travelers departing Mexico, according to Mexican health authorities. Passengers showing symptoms of novel H1N1 flu will be asked to submit voluntarily to physical examination and further evaluation, if needed.

United States
At this time, the United States is not conducting enhanced entry screening of passengers arriving from Mexico, nor is the United States conducting exit screening of passengers departing the United States.

CDC staff at airports will provide all ill passengers and their contacts arriving from Mexico with Travel Health Alert Notices. These notices provide information regarding seeking health advice from a physician and how to prevent illness in persons who have been exposed but who are not ill.

Puerto Penasco Mexico, Cruise Ship Update - Kim Barber, Re/max Legacy

(SANEPR.com) April 1, 2009 -- The Holland America shipping company revealed that in three years, with the construction of a Cruise Ship Home Port, Puerto Penasco will be taking another step to become a world-class tourist destination.

Holland America is planning to have one cruise ship a week on the Sea of Cortez route as of 2011, stated Simon Douwes, Planning and Scheduling Director, who recently confirmed that at the latest in three years, Puerto Penasco will become the site for the arrival and departure of cruise ships.
Plans are to make between 50 and 60 trips in the “World's Aquarium”, departing from Puerto Penasco to Guaymas, Loreto, La Paz and Topolobampo, and then, returning to the port of departure.
He stated that the Sea of Cortez route is excellent for the company, because in only seven days they can go to six Mexican ports, which will provide a myriad of attractions.
On the other hand, the coordinator of the Commission for the Development of Tourist of the State Government, Epifanio Salido Pavlovich, explained that initially there will be a 14 day route that will depart from San Diego, California, and will travel to Puerto Penasco; then Guaymas, and the tour will conclude in the port of embarkation.
Representatives of Holland America and Carnival Corporation recently visited the area of Sandy Beach, where they intend to locate the cruise ship terminal in Puerto Penasco.
An assessment on the technic al feasibility of building the wharf in this area of Rocky Point, Mexico was conducted with good results. Possible attractions in that area that could be provided to cruise ship customers were analyzed within the plans to set-up the Home Port. Some of these attractions are the Visitor Center of the “El Pinacate” Biosphere Reserve which is another option that can be provided to nautical tourists.
Government sources said that the Home Port project in Puerto Penasco is looking for the appropriate conditions to remain as the Sea of Cortez cruise ship route, while at the same time duly caring for the environment and furthering a sustainable activity through ecological balance.
On October 16, the first tourist cruise ship owned by Holland America arrived in Guaymas, Sonora, while the second one arrived on November 15. in both cases, 1,200 tourists enjoyed the region's attractions.
A “home port” is a port of arrival, or rather, the site where cruises begin and end. It is something Mexico had never had up to now. This benefit will also include Puerto Penasco once the construction of the Home Port is completed a few kilometers from the US border.
The Government of Sonora, the Florida and Caribbean Cruise Association (FCCA), and the Coordination General of Ports and Merchant Marine, a body belonging to the Department of Communications and Transportation (SCT) entered into negotiations to make this project come true.

Mars, It Will Be Amazing

The Red Planet is about to be spectacular!

This month and next, Earth is catching up with Mars in an encounter that will culminate in the closest approach between the two planets in recorded history. The next time Mars may come this close is in 2287. Due to the way Jupiter's gravity tugs on Mars and perturbs its orbit, astronomers can only be certain that Mars has not come this close to Earth in the Last 5,000 years, but it may be as long as 60,000 years before it happens again.

The encounter will culminate on August 27th when Mars comes to within 34,649,589 miles of Earth and will be (next to the moon) the brightest object in the night sky. It will attain a magnitude of - 2.9 and will appear 25.11 arc seconds wide. At a modest 75-power magnification Mars will look as large as the full moon to the naked eye .

Mars will be easy to spot. At the beginning of August it will rise in the east at 10p.m. and reach its azimuth at about 3 a.m.

By the end of August when the two planets are closest , Mars will rise at nightfall and reach its highest point in the sky at 12:30a.m. That's pretty convenient to see something that no human being has seen in recorded history. So, mark your calendar at the beginning of August to see Mars grow progressively brighter and brighter throughout the month.

ROCKY POINT CRUISE SHIP UPDATE

(SANEPR.com) April 1, 2009 -- The Holland America shipping company revealed that in three years, with the construction of a Cruise Ship Home Port, Puerto Penasco will be taking another step to become a world-class tourist destination.

Holland America is planning to have one cruise ship a week on the Sea of Cortez route as of 2011, stated Simon Douwes, Planning and Scheduling Director, who recently confirmed that at the latest in three years, Puerto Penasco will become the site for the arrival and departure of cruise ships.
Plans are to make between 50 and 60 trips in the “World's Aquarium”, departing from Puerto Penasco to Guaymas, Loreto, La Paz and Topolobampo, and then, returning to the port of departure.
He stated that the Sea of Cortez route is excellent for the company, because in only seven days they can go to six Mexican ports, which will provide a myriad of attractions.
On the other hand, the coordinator of the Commission for the Development of Tourist of the State Government, Epifanio Salido Pavlovich, explained that initially there will be a 14 day route that will depart from San Diego, California, and will travel to Puerto Penasco; then Guaymas, and the tour will conclude in the port of embarkation.
Representatives of Holland America and Carnival Corporation recently visited the area of Sandy Beach, where they intend to locate the cruise ship terminal in Puerto Penasco.
An assessment on the technic al feasibility of building the wharf in this area of Rocky Point, Mexico was conducted with good results. Possible attractions in that area that could be provided to cruise ship customers were analyzed within the plans to set-up the Home Port. Some of these attractions are the Visitor Center of the “El Pinacate” Biosphere Reserve which is another option that can be provided to nautical tourists.
Government sources said that the Home Port project in Puerto Penasco is looking for the appropriate conditions to remain as the Sea of Cortez cruise ship route, while at the same time duly caring for the environment and furthering a sustainable activity through ecological balance.
On October 16, the first tourist cruise ship owned by Holland America arrived in Guaymas, Sonora, while the second one arrived on November 15. in both cases, 1,200 tourists enjoyed the region's attractions.
A “home port” is a port of arrival, or rather, the site where cruises begin and end. It is something Mexico had never had up to now. This benefit will also include Puerto Penasco once the construction of the Home Port is completed a few kilometers from the US border.
The Government of Sonora, the Florida and Caribbean Cruise Association (FCCA), and the Coordination General of Ports and Merchant Marine, a body belonging to the Department of Communications and Transportation (SCT) entered into negotiations to make this project come true.

WHY GOD MADE MOMS

Why did God make mothers?
1. She's the only one who knows where the scotch tape is.
2. Mostly to clean the house.
3. To help us out of there when we were getting born.

How did God make mothers?
1. He used dirt, just like for the rest of us.
2. Magic plus super powers and a lot of stirring.
3. God made my Mom just the same like he made me. He just used bigger parts.

What ingredients are mothers made of ?
1. God makes mothers out of clouds and angel hair and everything nice in the world and one dab of mean.
2. They had to get their start from men's bones. Then they mostly use string, I think.


Why did God give you your mother and not some other mom?
1. We're related.
2. God knew she likes me a lot more than other people's moms like me.

What kind of little girl was your mom?
1. My Mom has always been my mom and none of that other stuff.
2. I don't know because I wasn't there, but my guess would be pretty bossy.
3. They say she used to be nice.

What did Mom need to know about dad before she married him?
1. His last name.
2. She had to know his background. Like is he a crook? Does he get drunk on beer?
3. Does he make at least $800 a year? Did he say NO to drugs and YES to chores?

Why did your mom marry your dad?
1. My dad makes the best spaghetti in the world. And my Mom eats a lot.
2. She got too old to do anything else with him.
3. My grandma says that Mom didn't have her thinking cap on.

Who's the boss at your house?
1. Mom doesn't want to be boss, but she has to because dad's such a goof ball.
2. Mom. You can tell by room inspection. She sees the stuff under the bed.
3. I guess Mom is, but only because she has a lot more to do than dad.

What's the difference between moms and dads?
1. Moms work at work and work at home and dads just go to work at work.
2. Moms know how to talk to teachers without scaring them.
3. Dads are taller & stronger, but moms have all the real power 'cause that's who you got to ask if you want to sleep over at your friend's..
4. Moms have magic, they make you feel better without medicine.

What does your mom do in her spare time?
1. Mothers don't do spare time.
2. To hear her tell it, she pays bills all day long.

What would it take to make your mom perfect?
1. On the inside she's already perfect. Outside, I think some kind of plastic surgery.
2. Diet. You know, her hair. I'd diet, maybe blue.

If you could change one thing about your mom, what would it be?
1. She has this weird thing about me keeping my room clean. I'd get rid of that.
2. I'd make my mom smarter. Then she would know it was my sister who did it and not me.
3. I would like for her to get rid of those invisible eyes on the back of her head.

esterday, the World Health Organization raised the influenza pandemic alert to phase 5 on its "pandemic alert" scale, meaning that there is "widespread human infection" in at least two countries. "At this stage, effective and essential measures include heightened surveillance, early detection and treatment of cases, and infection control in all health facilities." Whether or not swine flu will become a full-blown pandemic remains unclear -- but there’s absolutely no question that everyone would benefit from measures to strengthen their immune systems to minimize the likelihood of infection.

I have written numerous times about flu prevention with regard to both the "standard" flu viruses as well as avian flu, so I have pulled together the most significant and helpful information to help you protect yourself. These are good strategies at all times but especially important and relevant right now.

It’s vital to follow all the same commonsense advice we’ve ever heard about staying healthy during the annual flu season: Wash your hands often... avoid exposure to infected people... try not to touch your face, as this is a common way germs are transmitted... cover your mouth and nose with a tissue (not your hands) when you cough or sneeze... and get plenty of fresh air.

IMMUNE-BUILDING STRATEGIES

According to Daily Health News contributing editor Andrew L. Rubman, ND, there are a number of particular strategies that are helpful in boosting your immune system in order to be strong enough to fight off the assault of germs. He is quick to point out that the real danger has less to do with exposure than with the state of your health at the moment -- being exposed to a virus doesn’t mean you absolutely will get it. Organisms are able to cause disease only when they can get past the body’s defenses. A strong immune system will help limit the duration and intensity of symptoms.

Dr. Rubman’s favorite immune boosters to fight viral infections:

Selenium: A Powerful Antioxidant

This essential trace mineral is a valuable antioxidant that prevents cell damage from free radicals. Selenium helps the immune system recognize viruses and block them from entering cells, explains Dr. Rubman. He recommends a dose of 400 micrograms (mcg) to 500 mcg a day divided into three parts -- that is about four times the usual.

Lomatium

Another potent and powerful weapon against flu is a plant called Lomatium dissectum, a member of the parsley family that grows in the northwestern US. This herb was traditionally used by Native Americans to treat upper respiratory infections and is thought to possess antimicrobial properties as well.

Specialized formulations of Lomatium are available to physicians, but consumers can purchase Lomatium - Osha throat spray (Eclectic Institute). Lomatium is most effective if used as soon as possible after a known exposure (such as a person with whom you work or attend school).

Vitamins

Supplemental vitamin C and D are both very helpful -- C in improving mucous membrane resistance, which is how the virus is most commonly transmitted, and D in reducing risk of infection (and if you do get sick, severity).

Red-Hot Chili Peppers: A Spicy, Immune-Boosting Tea

Another of Dr. Rubman’s flu-fighting favorites is a spicy tea concocted from echinacea, goldenseal, slippery elm bark and just a touch of the red-hot pepper capsicum. Echinacea, goldenseal and capsicum team up to fight off germs, while slippery elm allows the tea to coat the back of the throat, where viruses are most likely to take hold.

Here’s how to make it: At your local health-food store, purchase one-half ounce of powdered goldenseal root... one-half ounce of powdered echinacea root (not the whole plant)... two ounces of slippery elm bark powder... and one teaspoon of capsicum.

At home, put ingredients in a brown paper bag or plastic baggie, close tightly and shake. Transfer the contents to a screw-top jar. Give this jar a shake each time you use it in order to remix the ingredients.

To make the tea, pour one cup of very hot water into a mug over one-half teaspoon of the powder.

Cover and steep for five minutes. Sip up to several cups daily throughout flu season.

LAST BUT NOT LEAST...

It is important enough to repeat -- wash your hands. It’s age-old advice that remains critical. Wash hands before eating... before leaving the bathroom... and indeed, anytime they are dirty.
