I learned a new real estate term today. It's called Puffing. Puffing is when we make inflated claims about a property we've listed. We need to be meticulously careful that we walk the fine line between presenting a piece of property in the best light and bold faced lying. It's an ethical issue. And if we expect to have any credibility, we need to be scrupulously honest at all times.
We owe it to our clients to present their property in a manner that is likely to create interest in the greatest number of buyers. In cases of opinion, it's perhaps ok to spin it a little. Somebody might find that kitchen charming - hopefully a buyer. But in cases of fact, it's not ok. Lowest priced, had better actually be lowest priced and you'd better make the commitment to check the mls every single day to make certain that it still is. A home in a beachfront community is not a beachfront home. A beachfront home sits on a lot that abuts a beach.
If we want clients to have any respect for our profession, we need to earn it.
